There is no single “best compound” for every buyer. A useful New Cairo shortlist is a small set of projects that match your location, space and timing requirements. Turn a broad region into a daily-life requirement

Identify the places you need to reach and the entrances you would actually use. Check the mapped project location and ask for the specific phase or building. Do not treat every project advertised as “New Cairo” or “the settlements” as having identical access. A brochure’s project identity can be useful without proving the journey time, operating services or delivery status of the unit you want.

Choose space and unit type before chasing a headline price

Decide whether you need an apartment, townhouse, villa or another recorded unit type. Compare usable space and the measurement basis, bedrooms, finishing and outdoor areas. Keep property category consistent. An office is not a residential alternative, and a villa’s starting price cannot supply a missing apartment quotation. Partial project profiles remain useful for research when their limitations are clear.

Use developer records as a route to specific evidence

Open the developer hub to see its recorded projects and their regions, then return to your chosen region and unit requirement. Official directories such as SODIC’s development listing distinguish East Cairo, West Cairo and North Coast projects; the label alone does not establish your selected unit’s current terms. Request a dated quotation and check the actual unit, phase and payment plan rather than making a company-wide price assumption.

Keep the shortlist small and the unknowns visible

Start with two or three projects that satisfy the essentials. Compare their general features, then ask for equivalent unit offers. Keep unknown prices, stock and payment dates marked as pending.
