How to compare two property projects in Egypt

A project name is a starting point, not a complete offer. A fair comparison begins with your intended use and ends with two clearly identified units. BREKMEN separates a general project comparison from a comparison of specific units so that a headline price cannot silently become the price of a different home.
Start with the requirements you cannot change
Choose the region first, followed by property category and unit type. Record the maximum total budget, usable area, bedrooms, finishing and required delivery timing. Treat essential requirements as constraints. A villa outside your region is not a substitute for an apartment inside it simply because a price looks attractive. Keep optional preferences separate, such as a preferred view or a particular amenity.
Compare the same level of detail
Without a selected unit, compare project location, developer identity, recorded unit types, project area and documented amenities. After selecting units, compare their exact identifiers, area measurement basis, bedroom count, floor, finishing and status. Ask whether the area includes shared spaces or only the unit. A named model is useful evidence of a layout, but it is not proof that a specific apartment is currently available.
Put the payment dates beside the total cost
Compare the total quotation and the payment schedule that actually applies to each selected unit. Include reservation and contract payments, installments, delivery payments and mandatory maintenance or other stated charges. A longer plan may reduce each regular installment while changing the total price or introducing a large later payment. Compare cash needed by each deadline rather than the down-payment percentage alone.
Use missing information as a question
A blank price or an unconfirmed plan should stay unknown, not become zero or borrow a value from another unit. Ask the developer for a dated written quotation, the unit identifier and the complete applicable schedule. Use general comparison while those details are pending.
