Buying directly from a developer: a request checklist

Direct contact is most useful when your enquiry contains a clear requirement rather than only “send me prices”. BREKMEN connects the selected project and your saved preferences to its existing CRM relationship. That creates a focused enquiry; it does not turn incomplete project research into a binding offer.
Send a brief that can be answered
State the region, property category, unit type, bedrooms, area range, total budget, initial cash limit, finishing and delivery needs. If you already selected a unit, include its identifier and preferred payment plan. If you have not, say so and ask for suitable currently available units. Keeping this distinction explicit prevents a general enquiry from being mistaken for a reservation.
Ask for an identifiable current offer
Request the unit or model identifier, building or phase, current status, quotation date and expiry, total price and the full applicable payment schedule. Ask which information is confirmed and which is pending. A model brochure, an image or a conversation without an identified unit cannot alone establish today’s availability. Official developer websites can establish identity and recorded project information; current transaction terms still need confirmation.
Keep verification and commitment separate
Before signing or paying, obtain the documents relevant to the transaction and have questions about ownership, permits, contract obligations and payment recipients reviewed by an appropriately qualified adviser. Check the developer’s official channels instead of relying on an unexpected payment link. Preserve the context when you follow up
Keep the same unit identifier and dated quotation in subsequent communication. If the unit, price or plan changes, ask for a revised written offer and compare again. Changes to a project’s current record should not rewrite an earlier enquiry. This makes it easier for you and the assigned representative to identify what was requested and what still needs a response.
